01When was Omkar Realtors & Developers set up and its geographical business presence?

Mumbai-based Omkar Realtors & Developers Private Limited (ORDPL) commenced its operations in the realty vertical in 2003 and currently holds the market leadership in Mumbai’s redevelopment and as one of the leading brands in premium housing segment.

02What are your key business activities?

End-to-end Redevelopment (SRA) and premium housing focusing large-sized residential and commercial projects across prime locations in Mumbai, India.

03What’s your management structure?

The company’s board is headed by Mr Kamal Kishore Gupta (chairman) and Mr Babulal Varma (Managing Director) who are also co-promoters of Omkar Brand.

04How has the company fared over the years?

In a span of 18 years, Omkar has stamped its performance credibility in Mumbai’s SRA market. While enjoying the leadership status in SRA projects, it has already delivered 15 big ticket projects in Mumbai and is currently developing another 8 projects with major emphasis on boutique luxury & lifestyle housing space.

05What is the total land bank of the company?

The company is currently developing over 6 Million Sq. ft. in Mumbai both directly and via JVs with leading brands like L&T, Piramal, Godrej and Lodha group.

06What is the current revenue mix for the group? Residential and Commercial?

The residential and commercial mix is approx 90:10 ratio and the same ratio is expected to continue.

07How do you differentiate yourself from other market players?

In the slum rehabilitation (SRA) segment, our focus is to provide the best construction quality and ensure a smooth transition of tenements physically and psychologically from a slum environ to an urban bracket. The quality factor is reflective in the fact that some of our biggest SRA projects have been contracted to Larsen & Toubro for construction.

08What innovative measures have you planned to reach out to your target audiences in SRA segment?

We have dedicated project and relationship management teams which have been managing all the SRA projects. Beginning with timely delivery and best quality construction, we have a radical approach of ensuring a smooth transition in the lives of slum tenements who have not experienced an urban lifestyle despite residing in Mumbai. Focus on hygiene, health awareness, property maintenance and participation in overall development process with a sense of belonging ensures a fruitful partnership with target audiences.

11How is the exposure on the commercial segment?

We have already delivered three commercial projects. One of them is the Summit Business Bay at vile parle east located on the western express highway in Mumbai with a 1-lakh sq ft capacity and the other is the Omkar Esquare located at Sion east with a 1.5 lakh sq ft capacity. Also, Summit Business Bay, Andheri on Andheri Kurla Road with a 5 lakh sq ft capacity

14How many families have you rehabilitated under the scheme?

More than 15,000 urban-challenged families (75,000 people) from Mumbai’s slums under the Maharashtra government’s Slum Rehabilitation Authority (SRA) housing scheme. The company plans to house another 1,00,000 slum dwellers by 2025.

15What initiatives, achievements and innovations has the company undertaken to boost construction quality?

a. Deploying advanced engineering technology, like Tunnel Form Work, enables the completion of a slab within 4 days. With this speed, we recently completed G+42 Rehab Tower 3 of our Dhobighat Project in 11 months’ time.
b. First Highrise rehab tower in Asia of G+42 storey
c. Tallest aviation clearance (319 mtrs) for a JV project at Piramal Mahalaxmi
d. Omkar Altamonte Tower D (961 ft AMSL) – Tallest ready-to-move-in Residential Tower in the western suburbs
In 2011, we awarded construction contracts worth to Larsen and Toubro (L&T) which includes three of our SRA projects making it one of the large chunk of slum rehabilitation projects in the Mumbai market to be handled by the construction major.
The decision to engage the leading construction company is indicative of qualitative upliftment in executing slum rehab projects in Mumbai market.
